I'm not sure I'd want to change zoning, the variance you have can be more valuable and I might suggest you look at a small mixed use, say an office or barber shop or something and living quarters.

@Sherry Norman  put the shoe on the other foot as a capable funder I see your type of posts all the time the only thing your bringing to the table is the deal.. plenty of deals out there. if you have to post on line for a money partner that's your problem right there your not strong enough.I suggest you get your money partner FIRST then go shopping I think you have the cart before the horse..
