As far as I'm concerned, this measure is unenforceable without that process defined and the agency staffed to handle it.

The market is so competitive right now, its kind of nuts.

As far as the cash on hand, could you potentially partner up with someone who has the cash for your first investment?

I know it goes off assumptions in some situations as far as "well the outsides look the same and this property was this much" that's not always right but sometimes its the best an assessor's office can do.

X for kitchen, Y for a bath and add ons like roof, A/C etc which are easier to close in on as far as value.That being said, you could refine "Kitchen" with  small Kitchen rehab 10K, mid size 15k etc  (making numbers up). 

Hi all, I’m fairly new to investing as far as deals under my belt but I have been listening to all the podcast on BP and countless books that have been recommended by the hosts and their guests, and plan to house hack this spring (triplex in NKY)but I’d like to take it a step further and meet with people in my market and be around people who share the same passion for real estate that I do.

That said, this is so uncommon these days that I have never heard of any investor having this happen to them.
