Licence fees just went up (you will need 3 rental licences) and they have increased inspection on rental properties to 2-3 per year. 

After buyer inspected I had to go back to seller and ask for a price reduction as I had missed some things on my inspection (one bedroom was missing a closet), no laundry room.

I want to really lowball this offer with an inspection contingency to see if I can somehow flip it.

We just completed the inspection on a home that a client has under contract. 

During an inspection on an egress window, we got accused or altering a wall arch we'd opened up and rebuilt due to water damage and issued a stop work order.

After my text this morning, My tenant texted back: 'I am very sensitive to molds and have not been feeling well the last couple of days so please do  as I am sure you would ensure inspection is thorough for that and the bedroom smelled very musty when I got home from work last night'.

Looking for a reliable and well established property management company in Middlesex County in NJ that is reasonable and handles tenant rent collection, issues/repairs/emergencies as well as inspections and ideally some legal coverage.

I didn't mention in my post that the down payment will be about $25,000 and we only borrowed $20,000, and we will pay about $500 for an inspection.

There are foreclosure fees, title fees, appraisal/inspection fees, late fees, publishing fees, etc.
