This thread has helped me come to the conclusion that I should probably buy the property as an investment property and not attempt to live in it initially.

I've read a lot about the upcoming vote on the SDSU West vs Soccer City Initiatives, however I'm curious how you all think this will affect the surrounding area real estate values?

Most likely this property is not worth your time looking at (just my hunch).If you are looking for 8% cash on cash deal, its better find property that has less initial investment (e.g. less fixing up front, something that has only minor repairs needed). 

Also i set my initial rent price too high and it sat vacant for around a month and a half.

My first plan step is going to be renting out the home me and my family lives in.

Since this would be my first eviction, what are the actual steps I should be taking to cover myself.

That is if you can come up with the initial closings costs required.
