Listing price seems to me way to high- 889k@Aaron K.  8 cap isn't really relevant in most markets for multifamily these days. 450-525/month is very low rent basically anywhere in the country and doesn't indicate that this property is in the healthiest rental market, so I would be concerned about that.You can only offer what you think it's worth.
