Ignorance of the laws/rules won't be an adequate defense if you are alleged to have violated any of them. 

Yes I know I am ignoring selling cost.

Totally ignore - because they do what they do to get a response from you. 

I use software for my invoicing judge completely ignored the invoice and allowed a taxpayer to redeem as if I had never responded.

You put 20% down and finance the rest (ignore closing costs for simplicity).  

It'll definitely play some part in your level of success at the beginning but as as you grow and get better at it, your level of confidence will help improve the level of trust that will be hard to ignore.

Most who do this type of business ignore the Dodd Frank guidelines, which is a FEDERAL RULE and applies to all states. 

(Nothing nefarious like ignoring the problem.)
