I'm having an open house viewing so I thought this would be a good way to screen out anyone that is not worth the time and effort of going into a full application process and also thought it would be a good way to keep track and review everyone that comes through.

Watch the trends, research, but I wouldn't put a ton of effort into timing the next downturn.  

However, I almost immediately realized it was not for me, I had zero interest and didn't do well despite more effort than I put into high school.

In fact I ended up running a real estate investment education business prior to the global financial crisis.

In the end, putting the effort into learning about the stock market, researching various mutual funds, and/or paying some broker a bunch of fees to manage my money (while they're most likely no better off than me) didn't make sense. 

They put zero effort into branding themselves as a professional agent and every person who sees it will think the same thing.

(Like when someone comes right behind you and offers more than you did on the property.)Every seller you talk to, every offer you make, every effort you take is a potato.
