Most who propose this arrangement do so believing they are adding a layer of protection or separation between the property or themselves and the operation but that's total nonsense as well.

This applicant would be the clear winner between the two (better income/jobs, better credit, overall more professional). 

If your new job in New York is demanding, a property manager might be the way to go.

Very familiar w the city as I was born and raised here.Going 20% down conventional w plans to pay it off ASAP as I make over 100k per year after taxes and live well below my means.I hope to rent it out and cash flow as soon as I pay it off.Today during the blue tape walkthrough I identified an issue with the front door.

They should be happy to share and if they've done right by them they should do right by you.Also, it shouldn't be urgent.
