So if you go through a title company and something gets missed at your closing you have a pretty good chance they will get it corrected without having to file a claim.If you only have an attorney's opinion and something was overlooked, you can seek remediation from E&O insurance.

You may want to seek out bids to get them separately metered in that instance and plan for it as a capital expense.Either way if their existing lease says you will pay for water/trash you need to get an amendment or new lease in writing signed by them to change it to cover your bases.

I ran into this making an offer on an MLS shown as an 8-plex, but upon checking with the City found it to be a 7-plex - - a wash room had been (illegally) converted into a 1bd/bath.The seller was a BROKER (gulp) and I told him I would seek to get his licensed revoked if he did not cancel the escrow and refund my EMD - - which he did.
