We were fortunate enough to lease the whole building to one tenant but if something happens to that tenant and we need to split it up, we can do it in a short amount of time.I hope this post is a help to those looking to purchase or develop warehouse space.CB 

Fortunately, it's not as hard as it sounds.

I have been fortunate and lucky to have avoided much calamity from renting my metro Boston units. that's not all from wisdom.

@Jon Fletcher honestly I don't know how flippers are making a penny on the flips, I'm fortunate where I do everything at cost, I hire no contractors, these other guys with contractors have to be making nothing.

If any one is willing to help me reach my goal of course I'd be more than grateful, but please don't criticize some one who is less fortunate and not stupid. 

Fortunately, I have some friends and family that have seen my success and would like to invest.

No one qualifies you in 1 to 2 days without looking at the property or an appraisal.. they are counting on beginners to simply not know what they dont know. and we are fortunate on BP that these folks will run this up the BP flag pole so they dont get taken. 

In your case, the co-signer will be added to the mortgage and their income and credit score will be used as security against the loan.If you're fortunate to have this option, I would speak to as many lenders as possible to determine the best financing avenue for you and your potential co-signer.
