For example My old PM (I fired) his plumber quoted me once 3k to put a sump pump and French drain in a house that had water getting in the basement and when I flew out to check on it in person I discovered one of the downspouts wasn’t attached and that’s how water was getting in the basement.

My son and I were having a real estate discussion this afternoon, and came up with a question that we weren't sure how to answer.If you have a rental house that is fully depreciated, and is then destroyed - natural disaster, fire, bulldozer, whatever - and then the land is sold, is the depreciation recaptured?

From the inside, you can always grab the handle and open the door without a key (which is a fire/life safety thing), but you can't get back in without a key.Put locks like that and a door closer on the doors that you don't want to give out keys to might help your concern that the tenants will leave those doors unlocked.
