If my purchase whether a rental or a flip fails in either a small or spectacular fashion will I be honorable enough to admit I made the decisions and not my Realtor ?

The returns are more favorable than North Jersey and there are plenty of towns that have rentals available. 

Remember they are practically doing you a favor especially if they are very successful, time is money, and if they feel it is time wasted they'll be the first to walk away. 

The odds have been in my favor and the margins are great.

Within that week I would say ~5 lenders had contacted me, and I was able to play their rates against each other until I got what was most favorable to me.

Not sure how short-term rental permitting in SA works, but in Austin where I live, it's much more favorable if you live on-site.$145K is high for a C-class house in SA, even renovated, even with a casita.
