Commercial Agent who can broker a deal with a developer?

By whales I mean big developers, hedge funds, banks etc.

It is in the Memphis area which has a decent vacancy factor and I might just continue with a one tenant space. 

Every economic cycle is different and it is highly unlikely that we will see the same set of factors that created the housing crisis in 2008.

I just bought a property and it’s about half a mile from a giant development of huge corporate buildings, restaurants, apartments etc. has anyone dealt with leasing to a company for their traveling employees, or selling to one?

Its not like hard collateral which is how I am wondering how it is factored into the demand for the investment on comparison to real estate.
