Basically, the smell of smoke was normal wear and tear based on the understood usage of the unit.If not explicitly disallowed, you're going to have a harder time since you did return the property to him in an altered condition.

Yes, New Britain has armed robbery and shootings too, but they're much rarer than in Hartford.That being said, if the building has 3 units that are 3 bedrooms each, you still did okay at 145K, even with all the repairs you have to do.

Save your funds for the next house hack since you'll likely need to put at least 5-10% down (Home Possible, portfolio loans, ARM loans), which is obviously much more appealing and more feasible for most people than putting 20-25% down.

Don't be surprised if no one offers you a 30 yr mortgage with a low down payment.You'll be looking at 3/1 arms, 5/1 arms and such with 15 or 30 yrs amortization and 20-25% down more than likely.
