Depending on the situation, an experienced builder can do a couple web searches, and visit the site and give you a good idea of what can be done in an hour or two.

If we purchase the Tudor home the purchase and renovation would leave little excess capital for a period of 6 months (although I do have a potential investor (family member) who could provide a cushion.The question is this.

A book titled Rich Dad Poor Dad mentions a great wholesale deal and the author talks about it like it was the easiest money he ever made, and it probably my was.

The author starts out with a premise that cap rate can generally be used as an indication of expected return (i.e. 10% cap rate generally means 10% return). 

Without this documentation, the IRA could be deemed as receiving excess contributions and you then get other issues with that situation.

Great achievement, sound like you are building some authority and wealth in investing.

It's kinda discouraging seeing how easy it seems in the US, and how close it seems to breaking the law in Canada... but according to some youtube videos and web pages, people here are doing it.
