We are pretty leveraged, but each purchase had some built in equity and has potential for decent appreciation and will cash flow well.

So I don't put my name on the offers I make although legally we are required to disclose that the buyer's partner is a licensed real estate agent.

We could stay where we are and refinance, using that money to invest.

For where we are they usually are the sellers responsibility or split.

Small multifamily homes in small towns have problematic tenants and don't cash flow super well-eventually the combination of these two things wear down landlords.  

We are investing for our retirement (or early retirement) and want easy rentals for passive income.

Just a heads up we are meeting this Thursday, 630 at Brooklyns in downtown Buda to talk about Buda, Kyle, San Marcos and maybe even some ideas about development progress/timelines between Buda and Dripping Springs.
