As I believe @Roy N. was mentioning, you could partner with someone who would provide the down payment but you’d have to give them some pretty good value in return I’d imagine (expertise, property management, etc.)

@Frank Costa just tell him that you are local investor seeking to expend your portfolio. mentioning that his complex at XYZ St could be a good fit , and that you are interested in talking to him if they would consider selling. leave your phone number and email.

One property I have up currently has been there for exactly 1 week, and I've received about 50 e-mails/inquiries as a result; but I've only shown the property 3 times.This is because a lot of people are tire kickers, and if you get past tire kickers, some people don't meet the income requirements, find something else, are lazy, etc.

. - I personally feel that wholesalers in my area are marking up the properties beyond a profitable level for the flipper - i have deals emailed to me all the time but they are all $25-$40 grand too high for the numbers to work - YET THEY SELL SAME DAY!

I get to the closing table last night and sign all the paperwork and get an email from the seller stating he is backing out of the deal. 

Description of the property1- it belongs to his parents and they are distress sellers just trying to sell2- 63 days on market3- Price- 159k, condo/townhome(HOA), 2b-1b, built-1964, 908 sq ft, 1305 sq ft lot4-  prices for similar property go from around 125k-145k5- about 40k in remodel6- they bought it in 2015 for 71kI imagine its a 'b class' neighborhood.
