I would think companies who specialize in insulation will be biased toward insulating the walls.The local electric company probably does this service, or has some third party contractors who do.

All the quiet claim is designed to do is to bring in line the tax payer and the name on deed which at this point in time are probably different.The only thing I hear that is a potential bug in the works is the "we" you refer to.

Mobile homes use different loan companies than regular real estate, because you do not own the land, and because it is "mobile", there is no collateral for the lender to foreclose on if needed.Some reasons why you do not see many mobile home vacation rentals in communities in Rehoboth are:- Community does not allow it - period- More Difficult to get a lender (not considered real estate)- Expect Community Lot Rent to go up every year 5-10%- Add your electric/gas, lawn maintenance (which is mandatory in a community), pool fee, insurance, etc.- If you cannot walk to the beach, must have much much lower rates to compete with others / renter pool reduced considerably- High Vacation Season is now only about 6 weeks, where you can get top dollar rent / then another 7 weeks for shoulder season rent / and the rest of the year is lucky to get enough to break even - or get a long term renter for the off-season, where now you become a landlord vs. a vacation rental owner at a low rate, where hard to find a good renter that won't trash the place - & then landlord/tenant laws apply - may not be able to evict if needed in time for high-season guests (now what)- More upkeep and maintenance needed on a mobile home - they are not built as well/sturdy etc. as a stick built home on a foundation- There is a stigma attached to "mobile homes"- The numbers just do not make it as good an investment, when you add devaluation into the calculations- Resale is like a car, devalues over timeHOWEVER- If you find a community that will allow short term vacation renters, and you have all cash, you can probably find a good deal on an older used home where they numbers make more sense.

Here is situation:My tenant for over two years parked a trailer in the backyard (other neighbors also complained about this tenant in past for drug use and multiple cars coming in night ) notice was sent for compliance of lease for removing truck in a week , he didn’t comply and I sent him 60 day vacate notice.After that he stopped paying rent , then we serve him 3 day rent pay notice or face eviction and obviously he didn’t paid rent ,I tried cash for keys but he didn’t responded and I found there are few people living in that home who had already eviction done on them so they are pro and they know what they are doing, now case is with eviction(turn over to eviction company in that city).Question:Tenant pays water and electricity , water is under my name I pay for water and he pays me per bill and electricity is  under his name but will get defaulted to me if doesn’t pay it.So my question is what to do in this situation if he is not paying water and electricity.Are there any suggestionsPS :I will update the summarized progress so others can benefited (if any).

Everything else gets replaced anyway including electrical & plumbing.We also consider distressed properties with structures that cannot be renovated for one reason or another, a.k.a "tear-downs".
