If a seller has an option between a financed buyer with a 10 day inspection period, or a cash buyer no inspection period, is the person with the contingency going to win, or the one with no contingencies?

Would easily agree every lender can be different, but underwriting is more strict on commercial loans and my loan was non-recourse personally and w/o personal credit requirements - - which I question the apples :)

To be honest, that 4 bedroom could easily be turned into 2 large 2 bedroom 1 bath units (there are already 2 baths and the plumbing is in place for another kitchen.Here's the thing.

@Rob Smith - all great points above.One thing that I didn't see mentioned is becoming a private lender for real estate investors.IMHO - this is the fastest way to grow you limited seed funds.You can easily charge 1-5 points PLUS 12-15% APR for short term loans that are secured by real estate.I personally use a handful of private lenders to fund my wholesale business [I don't do assignments, I close on each property before reselling].I never pay more than 65% LTV and give the lender a Promissory Note along with a Mortgage.
