Im planning on living upstairs which has a big finished attic and renting downstairs which has basement (huge) access.Im thinking of building a wall separating the basement (one side w only access to laundry machines) & one (just accessible to the downstairs unit.

We would like to buy and hold a duplex up to a quadplex. we are okay with something that needs a little work.

The job was for a 1200sqft house wash all windows, doors, walls, trim, floors, clean fridge and stove sweep garage and basement.

Why continue to invest in SFH or duplexes and why not invest in a 40 or 50 unit apartment complex?

Listening to the Podcast episode 269 ("How the New Tax Code Affects Your Real Estate Investments") and I think I blew it here.Bought a duplex for owner occupy, moved in and did some renovation work to the unit that will be the rental. 

My intention is to purchase a duplex/ multifamily property , live in one unit and rent the other(s) out.  

New layouts, moving walls or god forbid an addition...you’ll tear your hair out with SF’s nutty city approvals, and your neighbors will be all in your business if you’re increasing the size of the home. 

The basement does not have a bath.I can spend about CAD 10-15 K and convert it into a duplex with 1 side yielding a rent of around CAD 1 K.The basement business gives CAD 2 K monthly, allowing me to effectively stay for free in the house.I have a few questions:Since no real estate agents are involved, what will be the best method to determine the correct value of the house?

Ideally, I'm looking for duplexes or triplexes within the Oakland area, but willing to stretch out to San Pablo or down to Hayward (i.e. 20mi radius).I'll be occupying one of the units and would prefer something that isn't turnkey.Thanks in advance.
