(Emergency Plumber services are expensive and predatory was a secondary lesson there)-Also we ran into drainage pipes in the concrete that were not connected to each other, just a pipe within a pipe, for which we had to jackhammer out a make a proper connections in order to prevent flooding in the event of backpressure from clogged lines.

I tried a bank last year but we hadn't been in for a year and orgionally was trying to get a fha loan but due to the foundation and drainage issues (23k later it's fixed) and now I'd love to see a return so I can invest more into the house before we decide to move.

But this is a very expensive and arduous process:  For a light switch, you've got to literally bore a hole down 5 or 6 feet of wood with a special bit, to run the wiring.

But they also have crews to keep busy, etc, so sometimes they won't grind on price as much if they have a hole in their business plan.

Hi Olga,Speak with an Asset Protection Attorney that understands real estate, and then go back to your Tax person and get a cost estimate to handle the accounting for it.Winging it yourself might leave some easily exploitable holes in your protection.Good Luck!
