Here in NC you have the due diligence period and it is up to the buyer to use it.

An owner who is diligent in keeping his/her income and expense accounted for is, more than likely, and owner who takes pride in his/her investment.  

The due diligence is too much effort.

I just bought some places in Missouri, where I've had to get some trouble tenants out, and discovered it wasn't nearly as easy as Colorado and Idaho had been for me;  so I'm learning about a due diligence I had forgotten about!  

This is really a great place to learn about REI, but just like any investment, it takes time and due diligence.

I am beginning to do walk throughs on small multifamily (2-4 unit) properties that I have done analysis and pro forma due diligence on.  

Hello Joshua,  there are quite a few of us here from Buffalo, you should definitely do your due diligence and contact someone local to help check out first hand your investments and give advice.
