I have always appreciated meetups that have not only the fundamentals but keep investors in the loop on what is going on and how investments might be affected.Maybe have a special guest or other investors to speak or share experiences, ideas et. 

Again I don't recommend using the HELOC to buy a LTR unless you can force appreciation heavily and refi out the HELOC.Regardless having a HELOC out is a good idea so you can be your own bank and fund a flip or BRRRR.I would go with the 300k as it might take time for me to find a deal and I would have more resources for bigger projects. 1% isn't too crazy... accesss to 100k is better IMO

Indeed, I don't want to get into an argument with Henry Clark mainly because he invests there and I don't but also because I don't like being negative, wasting energy on arguing and I highly respect and appreciate Henry and his many contributions to this very forum.
