Just a few thoughts: - Get a thorough inspection- Get 3-5 estimates from GCs- Pick the right ‘genre’ of GC (fourplex and smaller usually falls under midsize or smaller GCs) - Always check license numbers and if you’re repairs or more than $25k, request references/info for 3 past similar projects with pictures or check social media and reviews - Get a service agreement in place before finalizing your deal and make sure the estimates cover everything in your inspection report and nothing is overlooked so there’s not as much unexpected cost that pops up.

Those first couple pictures frames what people think of the property and whether they will stay there or not.

In retrospect I wonder what he would have charged me for that custom "appraisal"?

Without this most important step 1 of developing a defined picture of them, as a client, and there specific plan, nothing else matters.

not a house inspection or anything, just a person with their cell phone given your specific instructions, for example, during rehab project:drive up to the driveway, take pictures of the front and sides to see the lawn worksee signs that the building materials are properly disposed of, record a videosee signs the contractors are workingor prior to purchase of a property:take a 360-degree video of the propertygo to the property at 9 am, 3 pm, or 9 pm to see the neighborhood situationI've seen horror stories where the contractors have not worked on the project for weeks without the owner knowing, or real estate agents not telling the whole story about the neighborhood, I wonder if this gut check service is something you would use?

That's how you find what can really be a great deal for an investor rather than browse pretty pictures all day.

I would definitely get a better picture of the foundation as stated above.

MLS has the same picture and they all show Off Market or Sold.
