Demographics come into play, and jobs are critical, as I want a diversity of employers so the tenants can pay their rents. 

My 2 cents, put yourself in a buyer`s shoes from the moment they pull up to each time they enter a room (be critical with yourself in those areas) and you might find some feedback first hand

The critical flaw in your plan is that they dont have many multifamily properties in the Atlanta metro area.

The numbers you use look sound, but the after renovation value is the critical factor in ANY purchase we make in my organization.
