Chances of that happening with the lack of government infrastructure is minimal.

This has some risk in that you don't know the credibility of the people from whom you are taking business cards, but in due time you'll know enough people in that group to ask some of those questions.

I understand it's a loaded question so bare with me here-The one thing holding me back the most is that I'm afraid I will get a deal and then I won't be able to fund it, causing me to have to back out and lose credibility with Title companies, agents, etc.
