The point of this post to help share ideas on how to self manage your Townhome unit and increase your returns in the Kansas City marketplace.  

Part of this change is to increase density, public transportation, etc.  

I'm curious if anyone has seen a significant increase in property taxes either way, how their lender evaluated the potential increase, and if their lender was on board with an entity transfer. 

The point I am trying to make is that leverage can increase your returns but as you pay back principal you're leverage decreases.

Think of what you can do to increase rents / reduce expanses.

What I mean is - our annual household income suddenly increased overnight.

(They haven't had a rent increase in 9 years.

So, if possible, we would like to submit a request for rent increase. 

Are you of the mindset to pay down the loan to increase monthly cash flow, sell for the capital or refinance? 

I would recommend looking into West Kensington, Frankford, and Port Richmond-  You can still find great deals there withe excellent cashflow, and I believe the path of progress will continue to march into those areas and increase values.
