Does anyone know of Commercial Rental areas that have live-in space.

I strongly believe that carefully vetted commercial MF syndication is a good investment vehicle due to many many reasons (professionally managed, more passive, economy of scale due to large units, spread of risk due to multiple partners, and all the goods of Commercial MF like forced appreciation through value add, not only to mention all the tax benefits)...

We don't do them at US Commercial, but we refer them out to reliable sources. 

So in all cases but one the spread is greater than 3%, and in that case (using higher-interest bridge debt) we plan to refinance into lower cost debt by year 3 which will then create a spread in excess of 3%.Unfortunately buying commercial income property (includes multifamily) requires very sophisticated financial analysis and there are no shortcuts or rules of thumb that will give you the complete picture. 

If you have dead equity you can access and still have positive cash flow properties there is no reason you should sell, unless they are SFHs.

Find a commercial lender that can loan you money on your entire portfolio .. there’s several options that’s just one

Hi Folks,                  I am just starting out as a Commercial RE investor and was looking into one Property which is rented out to the Veterans Affairs ( US Govt ) .

It would be no different than a home with a divided road in front, only one direction gives you access.

I have access to notes just not super versed in that area.
