Advise them they don't need to worry about cleaning, but do need to ensure all personal property and rubbish has been removed before turning over the keys.

I have been looking around for any cleaners that do a DEEP clean in the area and was wondering if anyone had any good recommendations.

The agent had taken poorly lit photos of the property before it was cleaned up and the bank selling it did not care to make simple improvements which would have had it sold much higher.

With STR I believe I can get $2,200/month (not including cleaning fees) . 

In the second case, which was my own friends, their adult kids did some pretty decent damage to my house which they (my friends) did not offer to pay for or even cover the cleaning charges, and I very nearly had to evict them as squatters.

My question is on the initial clean out of the property.
