Despite this, the tenants are now asking for an electric line to be ran to the attic so that they can properly use the heat (in the winter) and cool (in the summer) because the current line is tripping the breaker. 

The financing will trip anyone up who is looking for conventional financing. 

Also I have not asked for rent for the washer/dryer after their first year, or a pet fee either.There are many ways to borrow a few $100's --dont know why they havent used their credit cards etc.I gave their daughter $20 cash for a school trip she plays in the band and she never said thank you.

I'll be in Los Angeles for most of the trip, but I'll be shooting up to San Luis Obispo also.

I can’t tell you how many ‘big problems’ were simple fixes like a tripped breaker, or a ‘big leak in the kitchen’ which was the sink faucet dripping.
