It doesn't have to be 100% wheel chair accessible. 

Mechanicals are something that can cost you an arm and a leg.

Reminds me so much of my son as a toddler when he would pout and stomp his leg demanding he get his way. 

With you have the high-paying job as a resource, you could hire someone or get a trusted partner who can do the leg work of finding the property and running the analysis while you provide the capital for the deal.

But unfortunately those funds only 10% got distributed.We can do mortariums and social safety nets if we are willing to do the leg work BEFORE you actually have to use it.

It's work and takes some time but if you want it, get your butt out of the chair and do the legwork to be an investor.

It's like they're breaking our leg so they can say they helped us get our crutches.

I had a crew of 6 who door knocked every NOD in my 2 mil metro market and this resulted in 1 maybe 3 deals a month or about 30 a year on average..  99% of those in foreclosure are in serious denial.. or the lender cuts a deal or someone buys it out from under you.. its a lot of leg work that as individuals if you don't have teams pretty tough.. you could nail one now and again but we were looking for scale.
