This was a lot that was under contract for a purchase price of $500 and all in closing costs, hoa dues, back taxes, affidavit of heirship fees, was about ~$7300 to close and I used my business credit to purchase.Reason I purchased it was because all other "buyers" wanted to purchase at a super low price point where I wouldn't make any money.

Biker/tweaker house.....Had to sand the wood floors 3 times....and nothing took the stench out of the interior until I finally re-mudded all of the drywall.But the winner might be the house that was a lesbian party house.

After the collections I have a 640 credit score and it hasn't moved for a few months.I rented a property with a few friends for a year and after move out we were charged with over 6000 $ in B.S damages including 5k to repaint all the interior walls of the home due to a few minor marks.

Hello, Bigger Pockets this is my first post so not sure if y'all would respond but I have a couple of questions on my first rental property I'm 24 with my own business that trying to build a REP. this may be a long post sorry                    (side note I'm doing a BRRR without the major renovations i will maybe possibly do a kitchen but its basically turn-key sorry if in the wrong forum) I have about 70k and I am willing to put up to 50k(20%) on a 250k house and have the other 20k as reserves.
