The best advice I can give to a new investor at your age is to stay out of consumer debt and save as much as you can for your initial investment.

You wont get a new mortgage for likely at least 2-3 years, but that's all better than a foreclosure.Is this an FHA loan?

Are they discount compare to in home remodeling or tear down new built?

For plumbing, any new piping (even replacing existing pipe with new) would require a permit.

In good areas you have close to 0 tenant issues my vacancy runs under 2% over time as have new tenants move in same day an old tenant moves you, in rougher areas can’t do that.
