Banks sometimes choose to limit their exposure to certain businesses and real estate has been out of favor recently.

Hi BPers,I wrote my fist Blog but not sure how the Blog post linked to forums in terms of members exposure.

I'm on the side cash flow with appreciation as a bonus, having learned my lesson.  

My goal is to find a first property (apartment, single family home, or duplex) that will generate positive net income (any appreciation in value is a bonus, but I'm not factoring that into my business plan).

I'm fairly ineperienced at calculating rate of return and such like, but regular exposure to BP helps a lot.

Additionally, we've used bonuses from re-upping and even have purchased two houses while overseas. 

Find a deal that works with conservative numbers and then if you can reduce those numbers (management, maintenance, cap ex) then consider that additional cash flow bonus and temporary.

The numbers seem to work without having to rely on appreciation but that would be a bonus in a few years if this neighborhood follows what has happened just 5 minutes away.Thanks for your thoughts.

The house was a 2/1 with a bonus room and I was able to convert it a 3/2 with permits and got it rented within 2 months.
