It is a 2 bed 1 bath 1300 sq ft lower with a laundry room, private separate fenced yard and a screen porch.

Agencies don't bother with or know how to screen without the almighty FICO.   

If you're careful screening and the expectations with guests are managed, Airbnb/VRBO can be great ways to enhance your rental income.
