Any advice on what systems/principles work best?

The best way for us to do that currently is to purchase new primaries with low down payments and rent our previous ones.

Do not go and invest out of state because people come into the forum and try to convince you to work with them on these goals (so ridiculous), you aren't ready for that and you have a good foundation somewhat locally.Your best bet, if you can't move, is to keep investing outside of New Jersey and stay close to your current property.

Often times we look the other way and let these folks get away with their actions, which only compounds the problems for everyone.If you search "ethics" on BP, you get about 9527 results on the topic. 

It's always best practice to keep investors informed of all relevant information related to their investment (good or bad), both before they invest and during the period of ownership of the investment.

That way, your money is protected by real estate without doing all of the work.
