I let the listing agent know in the showing feedback as tactfully as I could: "I know everyone's tastes are different, but I would remove the nude picture during showings bc the buyers eyes are drawn away from the beautiful house and to the conversation piece"....

I did not want to redo blacktop or remove the beautiful large tree that shaded the majority of the backyard.

But honestly one of my strengths is problem solving, and I love taking houses that are a total mess and making them beautiful.

He is hesitant to let me use the money for the transactional funding because he is scared of the possibility that the B to C end buyer does not perform.

Im in houston texas and would like to know what performance metrics should I seek in a 1 to 4 unit home to ensure Ill get approved for another loan year after year?

Prior to, we used a PM firm but wanted better performance. 

Are you buying something with potential to improve performance or something stabilized?
