INFO on transactional funding

I have a deal i am looking to do a double close on. I have a private guy who i know who is willing to let me use the money and i am paying him back 2% of the loan amount. He is hesitant to let me use the money for the transactional funding because he is scared of the possibility that the B to C end buyer does not perform. I am aware of the big companies that to do transactional funding all the time, I am sure they have some sort of "Shield" they use if that situation occurs. If the B to C end buyer doesn't perform, Is there some sort of "Protection" for the person lending the money in the situation?
