Personally I would just ask if he is wholesaling the deal and not worry about it. i doubt a scammer would put up a you tube video with his face on it if he was a scammer.

Jordan, please take this advice, stay away from land contracts or contract for deeds, you can search contract for deed on BP and find the new issues faced.

Also mailings are less likely to get something accomplished, phone calls & face to face interaction are more effective in that space.
