Hi BP,Transaction broker: some agents in my area accept a flat fee or 1% of sale price to only do the paper work and take care of formalities i.e. facilitating the transaction.Do you think for my first deal (buying with no agents) I will need to pay an agent to serve as transaction broker or I can do it myself, i.e. directly find a title company/closing attorney and do the transaction?

you can make them pay if its seperate meter but typically it will be landlord controlled which is better sometimes cuz you can build it into a rent increase or overcharged flat fees for ease of mind

Houston area RE market at best is flat in 2019 so long as oil prices can not be artificially be inflated probably for decades.
