I've been listening to BP podcasts a lot lately and I didn't hear a whole lot about the negatives of real estate investing and in particular in partnerships going bad.

What matters is how badly real estate investing is framed in this and a hundred similar articles today.His LLCs are called "shell companies" (ooh, scary!)

@Justin Cohen I'm not a lawyer, but if the loan is in your personal name, and the title is in an LLC, I dont believe your personal assets will be protected if things go bad.

If you're solely looking for a new home construction, maybe a discount broker/agent is not a bad idea.

have a solid idea of your market ie rents, types of tenants, property taxes, sewage and water rates, insurance rates, cap ex and maintenance expenses, good parts of town vs bad parts of town.
