It doesn't require an attorney, just an attentive title company escrow officer who prepares the documents and handles the funds necessary to complete the transaction. 

My father was their attorney for several years, and ultimately took his life over their illegal and unethical business practices.

However I do not know any attorneys that would own property in their own name.

Specifically, (1) always use a closing attorney and legal contracts.(2) Always be honest because there is never a reason not to be. 

My aunt consulted with her attorney who said that such a quit claim deal with a side agreement would not be legal. 

I had one conversation with a real estate attorney that cost me $100.

At closing, the attorney will pay off both mortgages, and cut your fiance and her brother a check for whatever is left over.

If you were going to try and give them a notice, I would recommend speaking with an attorney first. 

Examples which total up the buying costs would be Attorney Fee, Title Insurance, Transfer Tax, Title Attendance, School Tax, County Tax, and Misc (I ALWAYS have a Misc. item for every category).
