@Kevin Perk work a good article about the issues that can come up in your rental after the rehab:http://www.biggerpockets.com/renewsblog/2013/06/24/what-is-the-rehab-after-the-rehab/Lots of thing can come up once someone is living there and using things everyday that you don't see with short tests.The guy can list it for whatever he wants but as we are all saying a legit investor will run their own numbers and likely will not use that repair number and will offer (Or just not offer) accordingly.
