Heck, we invested in SA from Virginia first, and that's where we learned most of our lessons, especially that one :-P So to answer your question specifically, definitely check out your local licensing requirements, particularly those for a General Contractor (or equivalent) and what activities they cover, versus perhaps others which require different or no licensing.

Take note of the attorney(s) name on the probate calender has he/she could be representing different estate's but they are at the hearing for a (different) reason.Also listen for competing (2 different attorneys) probate case #'s but same decedent..Couple of examples at a probate hearing; Appearance is required for hearing on trust petition, Missing original will, Missing sufficient publication, Missing sufficient notice to (heir with interest to property) etc; etc; Be on the lookout for PR's that are being self represented (in pro per) for the estate..These examples are based on CA law (probate code) and Lafi is correct, the more difficult to gather leads the less competition...

Thought I would let everyone know that it appears that a DP3 policy (as opposed to HO6) is the way to go, at least in my scenario where my properties are part of a HOA.

They appeared to have an incredibly high demand for properties (they had over 50 under renovation at the time of my visit) as a result of Maverick's webinars and recommendations so there's got to be someone (or multiple folks) on here who have purchased from them.
