If they were fresh out of medical school and didn't have a  high net worth I'd anticipate it being more difficult.I'd anticipate leasing to a dentist fresh out of school with no book of buinsess, and really no experience running a shop of their own to be pretty high risk operationally. 

Your approach of buying and holding in anticipation of future growth seems strategic.

With that leverage, I would anticipate something in the low 7s (or better!) 

I have no idea who they are, but it is best to have them update you and explain why they did not get funding completed as anticipated.

I mean when we put the cost in our acquisitions and closing fees under the LLC Attorney costs, is this something the title will guarantee to attorney and are there attorneys willing to do the paperwork on each deal anticipating that they get paid on the deal getting completed?  

What I anticipate happening, especially after the eviction moratorium is lifted, is that our homeless population will further increase, and as our laws become more and more lax, the homeless population will overrun more and more suburbs making it less desirable to live in any part of LA.
