Potentially you could turn the attic space to a 4th bedroom (do this legally if you decide to do), and rent to student.

It's about 85% complete, we just need to finish the first floor full bath and 3rd bedroom, put in a new privacy fence, and hopefully add central AC in the spring. 

From talking to people around the area the neighbors pay anywhere from 40-80$ every three months per unit. some of the neighbors i asked have their own house two bed room one bath or two bath, the four plex i will be getting are all 1/1's.  

I currently live here now and in 2018 decided to rent out one of the 3 bedrooms for $550/mo + utilities.

I think it makes sense to finish a bedroom first, utilize it as a comfortable "homie" space and continue with the rehab from there.

Can you guys chime in on roughly how much it costs to build four 2 bedroom 1 bath units? 

Also, my understanding was that section 8 housing rates are based on the # of bedrooms... could you clarify why the home own rent for $2100? 

I've been living in the master bedroom while renting out the other room.

After much research and putting in offers on multi family properties, we (wife and I) finally have a deal under contract, a 14 unit 1 bedroom complex.

I plan to buy a 4BR, 2BA home for $150k, I can rent three of the four bedroom for $500, that leaves me $1500 for mortgage and insurance.
