Qualities about me: Highly Analytical, Task-oriented and Focused.

One factor that hasn't come up....Some people just don't have the personality to self manage very well....They cant say NO..... they fear being the "bad guy"...... they cave easy...... they get walked all over..... they are scared of conflict so they avoid addressing issues...... they are so cheap, they make stupid choices that in the long run cost them $$.... they aren't organized or disciplined to do the job....Some people just cant do the real job of a PM.... its not in their personality..... which is fine.One of the strengths of a good leader and good businessmen is being realistic in acknowledging things you aren't good at and delegating that task to someone that is.....

@Scott Morongell, I could see how building a new duplex could be a daunting task especially since I travel a lot for work.

By taking on the minor tasks myself I saved myself $5,000.

Hi Anthony,I started my real estate adventure with a total of 4 like minded people, 1 long time friend and 2 relatively new co-workers.We all graduated from college at the same time but different schools and all wound up working together. 

I also have some mentees that prefer to do everything in house and manage or self preform a lot of the tasks.

And believing that a 6 month old thread on here is somehow "most tax professionals agree," is lame.As for not needing a receipt- again, the discussion has shifted from no receipt is needed for under $75, to well, I guess travel expenses, to well, no - you better have records- i.e. credit card bills, cancelled checks, etc.Had I not taken you to task then a reader of this thread would have been left with the false impression that he could just jot down every expenditure on an index card.

But I want to understand more about accounting and the processes that go into it (instead of just performing the tasks I know need to be done), how to leverage taxes and just general specifics about accounting. 

We have an Asset manager who is dedicated to those tasks.
