Good point, I didn't think about extra cleanup because of hazardous materials. 

If I put down 15% they will stay cash flow but won’t be a ton extra.

That covers all trades such as HVAC, Handyman etc but I've added an accountant to my list.  

We own 1, closing on a 2nd, and want to get more.We started out just doing extra rooms in our house and we have learned a lot, and you ARE ABSOLUTELY asking the right questions.To dive right into it, the first thing I always recommend is to ALWAYS buy not only where it is legal, but we prefer to buy in places that already have established regulation.

I know a management company that added language to the lease that says the tenant is not renting the basement.

New countertops, floor in bathroom, kitchen sink, added microwave. getting rid of old deck and making patio, closed fence in.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I'm considering adding one to my property (I have a secure place to put one near the mailbox area).
