I want to actively find and enter into binding contracts with sellers.Should I give every seller $10 deposit in exchange for the real estate sales contract?

It is inexpensive AND provides prima facia proof you are not trying to structure your finances to make yourself judgment proof should your tenants (or their guests) be injured and you are held liable.Others may have a different opinion but $300 a year is protecting far more than just the equity you outlined above.I've been told by a couple different people that you can only be held liable above and beyond your liability coverage to the extent of the equity in the home.I don't know who told you that but it is absolutely not true.

If you can prove that they have paid rent, you will be in good shape... the court will see them as tenants (rather than uninvited guests, squatters, etc.) and without a written agreement, it will be seen as a month to month "lease".

I think you have pretty much answered your own question.The way I look at it, wholesalers were hard up to find sellers and deals, now they are actively searching for investors....Everyone can find deals now and most Realtors do shorts now.

Louisiana is definitely different :)Be sure you are complying with Act 50 (effective 2017) that made conducting below real estate activities for 3rd parties without a license illegal, yep a criminal offense...
