It makes sense how agents would tire of this and I would want to respect their time as I am new to the investing world and I would like to make low ball offers to ensure my first deal is a successful one.

I also recommend you looking into other creative financing, as this will help you achieve your goals in your desired timeline. 

For example, I have joked with jurors that of course they don’t expect law enforcement to collect DNA, track down the fugitive, solve the case, get an indictment, and successfully litigate a complicated trial in 22 minutes with 8 minutes for commercials.

I've implemented a direct mail campaign for the past 4-5 months (with limited success I feel - 1 deal and about a half-dozen "good" leads, with a bunch of tirekickers) and feel that I'm ready to tweak and/or scale.
